Property Prep & Session Guide
Objective & Key Notes
The purpose of this guide is to give you a checklist as to how to prepare for your session and what you can expect to happen during your session. Following this guide will help us do the following:
Capture images that visually depict the most optimal representations of your home
Get your home sold as quickly as possible
Allow Media Specialist to efficiently conduct session without potential delays
Attract a high-volume of potential buyers to come visit and tour home
Provide assurance that home is in impeccable condition
A potential opportunity to declutter and dispose unneeded items
Before Session
Cleaning
Deep clean all rooms (i.e. bedrooms, bathrooms, kitchen, living spaces) all surfaces of your home
Sweep and dust floors
Clean windows
Vacuum all carpeted floors and stairs
Dispose all trash bags and recycle bags into their respective bins
Move trash bins and recycle bins to inside of your garage
Move all storage bins out of rooms and into garage or into closets spaces where storage bin can fit
Put all exposed hanging jackets, coats and purses in closets
Make sure all beds are made
Put down all toilet seats in bathrooms
Add in working light bulbs to all ceiling light fixtures (not necessary for lamps)
Pets
Make sure pets are in a secure place so that they will not be seen in images
Pet droppings from front yard and backyard
Remove all pet items and pet toys
Decorations, Garments & Home Accessories
Park car across the street or inside of garage, but not in driveway
Remove as many framed photos as possible for privacy purposes. You do not have to remove hanging framed photos
Breakdown or place baby toys or baby products (i.e. high-chairs, strollers) into garage
Turn off all monitors, TV screens and digital devices with screens
Put all shoes in closets
Remove American flags hanging inside or outside of home
Remove items on refrigerator (i.e. pictures, magnets, calendars)
Open up outdoor patio umbrellas (except during November - March)
During Session
During your session, you can expect the Media Specialist do the following:
Turn on all lights inside home. Make sure to leave on all of the lights throughout the duration of the session
Turn off ceiling fans
Open blinds and/or curtains for more natural light
If you’re planning to stay on site during the session, plan to be on the opposite floor or area of the Media Specialists to avoid being in the frame (e.g. if Media Specialist starts session on the first floor, plan to be on the 2nd floor and vice versa)
